What catches people out in Bodmin
Frost is the Bodmin issue. A condensate pipe run externally will freeze on a hard moorland night and lock the boiler out, and it is the single most common winter callout up here — usually preventable at installation with a wider bore pipe, a shorter external run or an internal termination. Beyond the town, two more things separate this area: a great many properties are off mains gas and run oil, and a meaningful number are on private water supplies from a borehole or spring, which behave nothing like mains water for pressure, filtration and appliance protection.

The water meter moves with everything off
Turn every tap and appliance off, note the meter, wait an hour. If it has moved, you have a leak somewhere between the meter and the house — and the sooner it is found the smaller the bill.
A damp patch that comes back
Damp that dries and returns is almost always a live leak rather than condensation. Painting over it wastes the paint and gives the leak more time.
Pressure that has quietly dropped
A shower that has got gradually weaker over months usually points to scaling, a failing valve or a partially closed stopcock rather than a mains problem.
Banging or knocking pipes
Water hammer is not just annoying — the shock loading it puts through joints is a genuine cause of the leak you get eighteen months later.
