Plumbers in St Austell

We are plumbers working across St Austell and the surrounding villages, handling everything from a washer on a tap to re-piping a house. Most of what we do is unglamorous and important: finding the leak, fixing it properly, and leaving the place tidy.

Plumbing in St Austell

St Austell grew on china clay, and the town and the villages ringing it were largely built to house the people who worked it. That history shows up directly in the plumbing: this is the biggest concentration of mid-twentieth-century housing in the county, much of it now reaching the point where the original heating system has simply come to the end of its life.

The property here

Post-war and 1960s–70s estate housing dominates, alongside the older clay-village terraces at Bugle, Roche, Stenalees and Foxhole and the very different Georgian and Regency stock down at Charlestown and out towards Carlyon Bay and Fowey.

What catches people out in St Austell

A great deal of our St Austell work is first-generation central heating replacement — systems put in during the seventies and eighties, running on undersized microbore, with sludged radiators and a boiler that has been nursed along for a decade. Replacing the boiler alone on a system like that is money badly spent; it will fail early and the warranty will not cover it. A proper power flush and, where the pipework demands it, partial re-piping is what makes the new appliance actually last.

Plumbing in St Austell — what actually matters

Estate housing of a certain age

The layouts are mercifully predictable, but the plumbing rarely is. Sixties and seventies estate housing is now at the point where gate valves have seized solid, early plastic push-fit is going brittle and the original stopcock has not turned in thirty years. Worth knowing before you need it to.

Victorian terraces

Terraced property shares walls, and often shares drains and service routes too. That means a problem next door can present as a problem in your house, and it means access sometimes needs a conversation with a neighbour. We are used to handling that politely.

Off the gas grid

Plenty of property here has no mains gas, which changes the hot water conversation entirely. We will tell you honestly what your realistic options are rather than steering you towards whatever we happen to fit.

The town and everything beyond it

A market town is really the service centre for a wide rural area, and the properties out in that hinterland are a different job — older, further apart, and a fair number on private water supplies from a borehole or spring rather than the mains.

What we cover

  • Leak detection and repair, including under floors and behind walls
  • Taps, mixers, showers and shower valves
  • Toilets, cisterns, macerators and waste
  • Burst and frozen pipes
  • Stopcocks, isolation valves and water pressure problems
  • Outside taps, garden and utility plumbing
  • Copper, plastic and lead pipework replacement
  • Appliance connections — washing machines, dishwashers, water softeners

Signs you need us

The water meter moves with everything off

Turn every tap and appliance off, note the meter, wait an hour. If it has moved, you have a leak somewhere between the meter and the house — and the sooner it is found the smaller the bill.

A damp patch that comes back

Damp that dries and returns is almost always a live leak rather than condensation. Painting over it wastes the paint and gives the leak more time.

Pressure that has quietly dropped

A shower that has got gradually weaker over months usually points to scaling, a failing valve or a partially closed stopcock rather than a mains problem.

Banging or knocking pipes

Water hammer is not just annoying — the shock loading it puts through joints is a genuine cause of the leak you get eighteen months later.

How it works

  1. 1

Tell us what it is doing

A photo or a short description in the form usually tells us what to bring, which is the difference between fixing it today and coming back.

  2. 2

    We diagnose before we quote

We find out what is actually wrong rather than replacing the obvious part and hoping. If it is a five-minute fix we say so.

  3. 3

    You approve the price

You get the cost before we start, not after we finish.

  4. 4

We fix it and clear up

Dust sheets down, work tested, and the place left as we found it.

What it costs

We quote before we start, and the price we give you is the price you pay unless we find something genuinely unforeseen — in which case we stop and talk to you rather than carrying on and adding it to the bill.

Mains gas in St Austell

The town has reasonable mains gas coverage, but the outlying clay villages are noticeably patchier — oil and LPG are common once you get up towards Bugle and Roche.

Straight answers

Plumbing in St Austell — your questions

If yours is not here, send us the form and ask. We would rather spend five minutes answering a question than have you book something you did not need.

Do you charge for a call-out on top of the work?

We are straight about this when we ring you back, before anything is booked, so there is no surprise on the invoice. Ask and you will get a clear answer.

Can you find a leak without pulling up the floor?

Usually, yes. Acoustic and thermal detection locate most hidden leaks to within a small area, which means lifting one board rather than a room.

Do you work on lead pipework?

Yes. Older Cornish property still has a surprising amount of lead, and replacing it is worth doing on both water-quality and reliability grounds.

Will you take on small jobs?

Yes. A lot of firms will not, which we have never understood — small jobs are how people find out whether they want to use you for a big one.

Do you cover the villages around St Austell as well as the town?

Yes — Charlestown, Carlyon Bay, Par, Bugle, Roche, Stenalees, Trewoon, Boscoppa, Pentewan and Mevagissey are all part of our normal St Austell patch, along with the smaller places between them. If you are not sure whether we reach you, send the form and ask.

How quickly can you get to St Austell?

Straight down the A390 from Truro, or off the A30 via the Innis Downs junction.

Can you help if my property has no mains gas?

The town has reasonable mains gas coverage, but the outlying clay villages are noticeably patchier — oil and LPG are common once you get up towards Bugle and Roche.
