It has been over twelve months
Almost every manufacturer warranty requires annual servicing documented by a registered engineer. Miss a year and you may have quietly lost the cover you paid for.
You are a landlord
A gas safety check on every gas appliance is a legal requirement every twelve months, and you must give the tenant a copy. This one is not optional.
You have just bought the house
You have no idea what the previous owner did or did not do. A service and a set of readings gives you a baseline and occasionally saves you from an expensive surprise.
It is going into a winter of hard use
Servicing in late summer or early autumn is both cheaper and easier to book than discovering the problem during the first cold snap along with everyone else.
How it works

Visual and safety inspection
Appliance, flue, ventilation and pipework, including the parts that are awkward to see.

Strip and clean
Burner, heat exchanger and condensate trap cleaned properly rather than wiped.

Combustion analysis
Actual flue gas readings taken with a calibrated analyser and recorded. If someone did not put a probe in your flue, they did not service your boiler.

Written report
You get the readings, the condition, and anything worth watching — not just a sticker.

Servicing is a fixed price, confirmed when you book. Where there is more than one appliance at the same property on the same visit we price that sensibly rather than charging twice over.

How long should a boiler service take?
Around an hour for a thorough job on a typical appliance. A fifteen-minute visit with no analyser is not a service, whatever the invoice says.
What is a CP12?
The landlord gas safety record. It covers every gas appliance in the property, is required annually by law, and must be given to the tenant within 28 days.
Do oil boilers need servicing too?
More than gas ones, in practice. Oil appliances accumulate soot and their nozzles and filters need annual replacement — skipping it is the main cause of oil breakdowns.
Can you service a boiler you did not install?
Yes, any make and any installer. We will tell you honestly what condition we find it in.
