The landlord gas safety record. It covers every gas appliance in the property, is required annually by law, and must be given to the tenant within 28 days.
Do oil boilers need servicing too?
More than gas ones, in practice. Oil appliances accumulate soot and their nozzles and filters need annual replacement — skipping it is the main cause of oil breakdowns.

Yes, any make and any installer. We will tell you honestly what condition we find it in.
