Why bathrooms in Bodmin is its own job

Bodmin is the old county town and sits higher and colder than anywhere else we cover. Cornwall has a reputation for mild winters that Bodmin Moor cheerfully ignores, and the properties on and around it face a genuinely different set of problems from a house in Falmouth twelve miles from the sea.

The property here

A compact historic town centre with Georgian and Victorian stock, substantial post-war and modern estate development around the edges, and then moorland villages and isolated farmhouses out at Blisland, St Breward, Cardinham and towards Camelford.

What catches people out in Bodmin

Frost is the Bodmin issue. A condensate pipe run externally will freeze on a hard moorland night and lock the boiler out, and it is the single most common winter callout up here — usually preventable at installation with a wider bore pipe, a shorter external run or an internal termination. Beyond the town, two more things separate this area: a great many properties are off mains gas and run oil, and a meaningful number are on private water supplies from a borehole or spring, which behave nothing like mains water for pressure, filtration and appliance protection.

Bathrooms in Bodmin — what actually matters

Pipework in cold buildings

Bathrooms on exposed external walls need their pipework routed and insulated with genuine cold in mind. It is a detail that costs almost nothing at first fix and prevents a burst behind new tiling.

Hot water without mains gas

A new bathroom is only as good as the hot water reaching it, and in an off-grid property that is the first question rather than the last. There is no point specifying a large rainfall shower if the existing system cannot supply it.

Town and rural bathrooms

Out in the villages the water supply itself becomes part of the design — private supplies and older mains connections do not always give the pressure a modern shower assumes. We check that before specifying, not after fitting.

Replacing an original bathroom

Where the suite is the original, the pipework behind it usually is as well, and it is nearly always worth renewing while the walls are open. Tiling over forty-year-old pipework to save a few hundred pounds is a decision people regret exactly once.

How it works

  1. 1

    Design and survey

We measure, look at what the existing pipework and structure will allow, and design around the actual room rather than a catalogue layout.

  2. 2

    A fixed written quote

Itemised, with the products specified by name so you know exactly what you are getting. Materials are agreed with you before anything is ordered.

  3. 3

    Everything ordered before we start

We do not begin a strip-out until the materials are in. Nobody should be living around a half-finished bathroom while a fitting is on back-order.

  4. 4

    Installation

One team, a clear schedule, and a working toilet in the property wherever it is physically possible.

  5. 5

    Sign-off

Everything tested, sealed, cleaned and walked through with you before we ask for the final payment.

What it costs

Bathrooms are quoted individually at a fixed price after a survey, with the materials itemised and agreed with you before ordering. The cost of materials is confirmed with you in advance — no order is placed on your behalf without you having seen the price first.

Mains gas in Bodmin

Bodmin town has mains gas in much of the built-up area. The moorland villages very largely do not — oil is the default, with some LPG and a growing number of heat pumps.

Straight answers

Bathrooms in Bodmin — your questions

If yours is not here, send us the form and ask. We would rather spend five minutes answering a question than have you book something you did not need.

How long does a bathroom take?

A typical full bathroom is one to two weeks depending on the extent of the work, tiling and whether anything structural is involved. We give you a schedule at quote stage and tell you if it slips.

Do you do the tiling and electrics too?

Yes — it is all managed by us. You are not coordinating four trades who each blame the last one.

Can you do a wet room in an upstairs bathroom?

Usually, though it depends on the floor construction and the fall you can achieve. It is one of the first things we check on survey because it determines the whole design.

Can I supply my own suite?

You can. We will fit it, but we can only warrant our workmanship, not products we did not supply — and we will flag it honestly if we think something is not up to the job.

Do you cover the villages around Bodmin as well as the town?

Yes — Lanivet, Nanstallon, Blisland, St Breward, Cardinham, Lostwithiel, Wadebridge and Camelford are all part of our normal Bodmin patch, along with the smaller places between them. If you are not sure whether we reach you, send the form and ask.

How quickly can you get to Bodmin?

Right on the A30/A38, so despite being further east it is one of the more predictable runs.

Can you help if my property has no mains gas?

Bodmin town has mains gas in much of the built-up area. The moorland villages very largely do not — oil is the default, with some LPG and a growing number of heat pumps.

Need bathroom installation in Bodmin?
